Pre-Purchase (Buyer's) Home Inspections from Preventive Inspections

Pre-Purchase (Buyer's) Home Inspection

Purchasing a new home also means buying that home's problems. With a pre-purchase home inspection you can see exactly what you're buying. Problems discovered during the inspection could allow you to renegotiate to offset the costs of repairs — potentially saving you thousands of dollars. We'll even help you become familiar with the property.

Pre-Listing (Seller's) Home Inspections from Preventive Inspections

Pre-Listing (Seller's) Home Inspection

Sometimes selling your home can be just as much of a roller coaster as buying one. Getting a pre-listing home inspection can help ensure a quick and smooth transaction. You can enter the selling process with confidence that there won't be any nasty surprises. You'll also avoid delays, which could last for weeks or even months.

Pre-Drywall Home Inspections from Preventive Inspections

Pre-Drywall Inspections

A pre-drywall inspection is a great tool to ensure that your home is built to its specifications. During this phase of construction, many important items have been put in place — such as the structure, doors, windows, roof components, etc — but have not yet been obscured by drywall. Issues discovered at this phase are often easier and less expensive to correct than if they were discovered later on.

Home Warranty Inspections from Preventive Inspections

11th-Month Home Warranty Inspections

Don't release your builder from their warranty until you've had your home thoroughly examined by an experienced inspector. An end of home warranty inspection is a great opportunity to fix problems from faulty workmanship or materials — problems the builder should be accountable for. Many items we find are difficult to notice and could become a major safety or financial concern over time, leaving you to deal with the mess.

Home Health Checkup from Preventive Inspections

Home Health Checkup

A Home Health Checkup will help to identify potential problems before they can become major financial or safety issues. With a trained eye, we know where and how to look for problems that might go unnoticed for years. A Home Health Checkup covers common problem areas including the roof and attic, basement and foundation, grading and drainage, electrical systems, water heating systems, and much more.

Lawn irrigation system inspections from Preventive Inspections

Irrigation System Inspections

If you're considering buying a home equipped with a lawn irrigation system (sprinkler system), we highly recommend having that system inspected by a professional. This is a visual inspection of the controllers, connections and valves, exposed lines, and sprinkler heads to ensure that everything is working properly. Damaged or leaking irrigation systems can have high replacement or repair costs, and can significantly increase your water bill.

Multi-unit housing inspection services from Preventive Inspections

Multi-Unit Housing Inspections

Looking to buy an investment property with up to four separate units? We'll show you the current state of the property along with any needed repairs. The items covered in a multi-unit inspection are similar to a standard home inspection, with pricing depending on the size of the property. Get in touch with us for more information.

Renter's home inspection services from Preventive Inspections

Renter's Inspections

Avoid nasty disputes with the landlord by having us inspect your rental unit, documenting the current state of the unit at the time of move-in. When you move out, an unscrupulous landlord will be unable to hold you financially accountable for problems that existed before you moved in.

Mobile & manufactured home inspection services from Preventive Inspections

Mobile & Manufactured Home Inspections

A mobile or manufactured home is inspected in much the same way as a standard home inspection. However, these factory-built homes come with their own unique problems. We will perform a thorough inspection to look for additional, potentially costly, issues such as misaligned connections, improperly installed moisture barriers, and sagging of the structure.

Testing for Radon Gas

Radon is a naturally produced, radioactive gas — and the second leading cause of lung cancer, behind cigarettes. Radon gas can enter your home through the foundation and collect in the basement. A radon test will help to protect your family by checking for hazardous concentrations. If levels are too high, then a radon mitigation system should be installed.

Thermal Imaging

A home inspection is limited to what the inspector can see. Thermal imaging (infrared) gives us a whole new way of seeing, and can detect problems that are invisible using more conventional methods. Thermal imaging is great for detecting moisture issues, electrical problems, and even areas where energy loss is occurring.

Water Quality Testing

Water quality testing is important to verify that the water in your home is not tainted by any dangerous or offensive contaminants such as certain strains of bacteria, lead, nitrates/nitrites, other heavy metals such as arsenic, and more. Water quality tests should be performed regardless of whether the water comes from a public source or a private well.

Well Flow Testing

A well water flow test will check the condition and yield of an underground well that supplies water to your home. The test checks the flow rate and pressure over an extended period of time. If the flow rate from the well is not high enough, then you may have water supply problems, especially for a large family.

Termite/Pest Inspections

Commonly referred to as a termite inspection, Wood Destroying Insect (WDI) inspections look for more than just termites, including wood boring beetles and carpenter ants. Termites alone cause billions of dollars in property damage every year in the United States. Because they can be difficult to detect, a properly trained inspector is necessary to check for the presence of any WDIs in your home.

A Standard Home Inspection Includes:

Interior

Exterior

Do you have unanswered questions? Or are you ready to schedule your inspection? Either way, we look forward to hearing from you.
